Mastering AI since before it had a name
In 1997, Trevor's college entrance essay was a computer program. Boot code, load-language file, and a robot narrator that introduced its creator: the future author of the first AI chat bot. USC let him in. He has been pointed at the same idea ever since.
What followed was an operator's education, not an academic one. Med Psych Consulting, where he brought a Cedars-Sinai medical office's practice into the modern era: website, workflows, accounting software. A production company built and sold. Capture Industries built and sold back to his partners.
Then 2008. He built First Light Property Management from nothing in the middle of a recession. Ten years later, he joined the Entrepreneurs' Organization and sold First Light Property Management.
Two days after that sale he partnered into Beach Front Property Management as Chief Marketing and Innovation Officer, a title he invented in 2018 before the industry had words for it. The company was stuck at 6,000 doors. He installed EOS, the Entrepreneurial Operating System: a complete framework that puts a company on one operating rhythm, with a clear vision, a weekly scorecard, and real accountability. On that system he built the sales and marketing departments from zero, underwrote and closed two acquisitions, and the company doubled to 12,000 doors in five years.
When ChatGPT launched in late 2023, he was using it within days and put his teams on it immediately. What followed was three-plus years of daily, corporate-scale AI practice: a lease-audit agent that cut a week of work to five minutes, onboarding workflows, and an AI layer scaled across 10,000 apartment units, with owner permission secured one owner at a time and on-site managers trained seven times if that is what it took.
