An AI layer across 10,000 apartment units
At Beach Front Property Management (400+ employees, 600+ buildings, 13,000 units), Trevor spent three years building a mid-level AI workflow layer and scaling it across 10,000 units, with permission secured from every individual owner.
The flagship build: a lease-auditing agent. New buildings arrive with 100 leases at 30 pages each; a skilled person needed a week per building, and charges still slipped, like parking fees that never reached the accounting system. The agent runs in five minutes and misses nothing. Onboarding for employees, clients, and systems followed the same pattern.

6,000 doors to 12,000 in five years
A 19-year-old company was stuck at 6,000 doors and didn't know why. As Chief Marketing and Innovation Officer, Trevor brought in EOS, killed the sacred cows, built sales and marketing departments from zero, installed scorecards down to the part-time manager level, and underwrote two acquisitions that both closed. Five years later: 12,000 doors.
The agency that hated intake
The agency owner's worst task: client intake. Scoping, collecting, getting it right, across three people. She had 25 pages of instructions written at a fifth-grade reading level for an assistant who never had time to run them.
